The Middle Tennessee real estate market continued to show steady momentum throughout April 2026, with increased inventory, rising home prices, and continued buyer activity across the Nashville region. According to the latest data from RealTracs, April saw continued growth in both total inventory and closed sales across the region, giving buyers more options while still supporting healthy pricing for sellers throughout Nashville, Franklin, Brentwood, and Williamson County.

Inventory Continues to Rise Across Middle Tennessee
One of the biggest trends shaping the Nashville-area housing market this spring is the continued increase in inventory. Active inventory rose 9% year-over-year, while total inventory increased 6%, giving buyers more opportunities and slightly easing the competitive pressure seen over the last several years.
Although inventory levels are improving, many highly desirable areas — especially luxury communities in Franklin, Brentwood, and Williamson County — still remain relatively competitive for well-presented homes priced appropriately for the market.
Home Prices Remain Strong in Williamson County & Nashville
Despite increased inventory, home values across Middle Tennessee continue to remain resilient. The average sale price across the region rose 7% year-over-year to $671,350, reflecting continued demand for quality homes, luxury properties, and move-in-ready inventory.
Williamson County continued to lead the region with some of the highest home values in Middle Tennessee:

- Williamson County Closings: 384 homes sold

Davidson County also remained strong with an average sale price of $727,996 and 820 closings throughout April.

Pending activity remained encouraging heading into the summer market, with new under contract properties increasing 14% year-over-year across Middle Tennessee. This continued buyer activity signals that demand remains healthy despite higher inventory levels and ongoing interest rate conversations.
Well-maintained homes with updated finishes, strong outdoor living spaces, desirable school zoning, and prime locations continue to attract the strongest buyer attention throughout the region.
