July 2026 Middle Tennessee Real Estate Market Update

Middle Tennessee's real estate market moved through July 2026 with home values continuing to show impressive strength across the region. The average sale price climbed 7% year-over-year to $684,151, while active inventory increased 5% — creating a market that offers buyers more choice while continuing to reward sellers with strong property values.
According to the latest Realtracs data, 3,190 homes closed across the region in July, keeping sales activity essentially in line with last year's pace. With 16,351 properties in total inventory and 4.33 months of supply, buyers have a broader selection of homes to consider while desirable, well-positioned properties continue to stand out.

Active inventory averaged 11,521 homes in July, a 5% increase from the same month last year, while total inventory grew 3% to 16,351 properties. At the same time, the number of new listings entering the market moderated to 5,313 during July.
