As summer quickly approaches, the Middle Tennessee and the home market are heating up and folks are wondering does a pool add value to your home?
A Pool Add Home Value?
According to Bankrate, “adding an in-ground pool can increase your home’s value as much 7 percent — that’s the number that’s often cited by residential real estate authorities like HouseLogic, Today’s Homeowner and HomeAdvisor.” However, LCT Team Realtor Lisa Culp Taylor says this is a very subjective question.
“What matters is if someone wants a pool. Many people are excited to see listings with a pool – especially in this post pandemic market. However, some buyers don’t want the hassle and appreciate a community pool like Ladd Park, Westhaven and The Grove for starters.
As expected, Florida and California have the most residential pools, but Tennessee is listed at 169,000 residential pools according to these stats.

Room For A Pool?
If you see on a real estate listing, room for a pool, this can mean several things Lisa explains.
“On my listings, this means I’ve done due diligence in determining if a pool can be added. However, you need to check in with the listing agent to determine if a pool would fit into a the building envelope and be accommodated by any sewer or septic systems. Sometimes this is on a listing simply because there is a great, flat backyard, so do your homework,” Lisa said.
In some unique cases, a home listed for sale will have plans available for a pool so potential home buyers can visualize a pool so be sure to ask if that’s a priority. This was the case for the Lisa’s Trace Construction listings in Brenthaven now closed with pools in the future homeowners’ plans.
How Hard Is It To Add A Pool?

“After you have decided to build a pool, you need to find a reputable company by getting referrals, checking the quality of work and seeing how long the company has been in business,” he explained. “Most importantly, don’t let price point drive your decision. A lot of people might have a better price, but you need to understand you get what you pay for especially with a pool.”
Currently, Top Tier has about a nine-month waiting period. The company requires a 10% down payment once the plan and price have been agreed upon. This also fixes the price of the pool build, an important point.
“I love building pools because everything is so custom. We are just as proud of the pool we finished today as the first one we built,” he said.
