National Trends for 2023
Before we dig into our must-have list, it is interesting to see national trend predictions. While we work with home sellers on neutralizing spaces so potential home owners can visualize their future, it seems color, color and more COLOR is on deck for 2023.
The national paint companies have made their selections and here’s a roundup of colors of the year.

Wallpaper is another trend prediction for 2023. The smart team at Garden Gates Homes has used beautiful House of Hackney wallpaper, imported from England, to create a unique breakfast room.

Location And Privacy
As more people head back to the office, a central location is a great selling point. Easy access to the interstate or airport is a big plus. Brenthaven is a highly desirable neighborhood in Brentwood with two entrances offering easy access to the interstate, Brentwood and Cool Springs. Location can also mean easy access to restaurants, shopping and schools. From downtown Franklin to the Nashville city living , here are great options in Franklin and Nashville.
Pro tip: Realtor Meredith Zeller says privacy remains a must-have in 2023. If you are thinking of selling and your home backs up to a neighbor, it is a good time to add a privacy fence or landscaping to your home.
The need for a private, home office remains a must-have feature of 2023 with doors, great light and storage all important. Locating an office by the home’s main entrance helps isolate a work space from the main living spaces. Meredith says flexible space can also be a good alternative. “If a bedroom can also serve as an office area, flexibility is great to have,” Meredith says.
When a kitchen trend translates into something with great long-term use, it’s a trend we are here for. Realtor Maile Stover says the design of two islands in the kitchen is something she loves for 2023.
“Having two islands is smart design. One can function as space for preparing food. The second island can be used as a kitchen table and lower storage is great,” she said.
Smart Storage, Spacious Closets
The days of limited closets are over in smart home design. The team loves seeing well-organized storage throughout a home including walk-in closets in the primary and secondary bedrooms.
Smart storage options can also include hidden pantries or rooms off of kitchens for preparing and storing appliances and household goods. Maile says if the budget allows, smart storage always elevates a kitchen from large pantries to refrigerator drawers.
Rainy days remind us a drop zone or mud room is a must-have feature which helps reduce dirt and clutter in your home. And, making the space adjacent to the garage is a big plus! Whether you choose benches or lockers, each person having a spot for bags and shoes is just smart design.
One thing the pandemic made clear for us all is outdoor living is a mus- have! A covered porch and fireplace are great features. One of our Instagram polls revealed our followers are split, 50/50 on gas logs or wood burning. It’s really nice to have to the option for both.
