Living in Middle Tennessee, a porch is an essential room for enjoying the outdoors and here’re some of the must-have porch features from our team of real estate experts.
Must-Have Front Porch Features
There are front porch neighborhoods and back porch neighborhoods. Up your curb appeal game and enjoy your front porch year-round with these great ideas and sources.
Porch swings are fun when possible. The quintessential Southern porch feature has to be a swing. Whether it is a swing bed or a simple bench style, if you have the room, this element helps you slow down and enjoy the lazy, summer days. Locally, check out Southern Swing Company located in Westhaven. The Nashville area also has many resources for Amish furniture including Smucker Farms located in Nolensville. They have great outdoor poly furniture made from recycled materials.
Container garden tips. Whether your front porch is shaded or in sunlight, a container garden is a pretty addition. Previously, we shared the LCT Team’s favorite local sources for garden materials here. There are elements which help create the perfect container garden so you can enjoy it all summer and refresh for fall. Dig into Carmen Johnston Gardens website as a great resource for shade and full sun containers as well as plants which are more deer resistant.
Ceiling fans are essential. A ceiling fan is another must-have for any porch as temperatures start moving toward 100 degrees. In addition to the big box stores, Ferguson Bath, Kitchen & Lighting Gallery, in Nashville, and Graham’s Lighting, in Cool Springs, have helpful staff to assist you in making the right decision for your porch.
Show your patriotism. Although some neighborhood home owners’ associations forbid flags or signage, when allowed, an American flag is a great addition to your home’s curb appeal. Just in time for the 4th of July, locally find flag supplies at Tractor Supply and Harpeth True Value. If you want to move beyond the traditional American flag, check out Flag World in Cool Springs for a huge variety.
Trim or replace trees and shrubs. It ages a home when the shrubs or trees are overgrown, and it can be a safety issue blocking views to doors and main level windows. Most small trees and shrubs have a life span of about seven to 10 years. Here’s a comprehensive guide to help you from the Wizard of Yards. Maintain landscaping around your home’s perimeter and create a welcoming look.
Back Porch Must-Have Elements
The LCT Team – Parks agents have differing opinions on the back porch when it comes to screened and unscreened porches.
“I like unscreened porches because you have an unobstructed view. Also, when you screen the back porch it can darken whatever room is adjacent,” says Realtor Lisa Culp Taylor.
Retractable screens are a great option. Middle Tennessee mosquitos drive most people to add screens to a porch and the best of both worlds comes from Phantom Screens, seen at many Parade of Homes tours. This outdoor screens are operated by a remote and create a barrier wall between you and those little pests.
Spray for mosquitos. Having your backyard sprayed for mosquitos can be a game-changer when enjoying your outdoor living spaces. Many pest control companies offer this service and if you have a water-source nearby, it’s a must-have.
Awnings and outdoor drapes offer protection and privacy. Residential awnings can block up to 98% of the sun’s UV rays and help reduce your energy bills. In the May edition of our newsletter, we shared our blog on home improvement priorities with great outdoor living tips here.
